# Zillow: content + seo + lead-gen built the real estate search default

Zillow used massive home-data scraping plus consumer-facing tools (Zestimate) and SEO content to become the default real estate search destination — and then learned the limits of model-driven home buying.

## The founding and history

Zillow was founded in 2006 by Rich Barton and Lloyd Frink, both former Microsoft executives who had previously co-founded Expedia. The founding insight: real estate listings data was fragmented across MLS systems and brokerage websites; a consumer-facing portal that aggregated listings nationally, added consumer-friendly features (the Zestimate home-value model), and ranked on search would become the default real estate search destination.[[1]](#cite-1)

The Zestimate — Zillow's algorithm-generated home value estimate — was the defining product feature. It gave consumers something they couldn't easily get elsewhere (a numeric estimate of any home's value), it ranked on virtually every real estate search query ('what is X address worth'), and it kept consumers returning to check estimate changes.[[2]](#cite-2)

## The playbook executed

Zillow's marketing was almost entirely organic — SEO and content drove the vast majority of traffic. Zillow built deep pages for every US property, every neighborhood, every market segment. The site became the destination for both buyers and sellers researching real estate, and Zillow monetized via real-estate-agent lead generation (selling buyer and seller leads to agents).[[3]](#cite-3)

The Zillow Premier Agent program (selling leads to agents on a CPL basis) generated the majority of revenue through the 2010s. The model worked because Zillow's SEO presence captured high-intent traffic that agents would pay meaningful prices to access.

## The results

Zillow launched Zillow Offers (iBuying — buying homes directly from sellers, doing minor renovations, reselling) in 2018. The iBuying model required pricing models to work correctly; Zillow's algorithm-driven pricing failed in late 2021 as the housing market shifted faster than the model could adjust. Zillow announced the iBuying business shutdown in November 2021 with an $881M+ write-down.[[4]](#cite-4)

Post-iBuying, Zillow refocused on agent-lead-generation and consumer content. By 2024 the business had stabilized at $2B in revenue with continued investment in the agent-services and Zillow Showcase (premium listings) products. The model-driven home-buying experiment cost meaningfully but didn't kill the company.
