# Agent Personal Branding

Personal brand is the most portable asset an individual agent has. This module covers the framework for building it, the platforms that matter, and the 12-month operating plan that produces durable referral flow.

## 1. Personal brand as agent asset

For an individual agent, personal brand is the most portable, durable asset. Brokerage affiliation comes and goes; the database of people who know, like, and trust the agent persists across affiliation changes. NAR data consistently shows that 60 - 75% of seller transactions come from people the agent already knew or who were referred by someone who did.

## 2. The identity framework

A working agent brand answers three questions:

1. **Who you serve:** The specific buyer/seller you are uniquely suited to help.
2. **What you stand for:** The point of view that distinguishes you.
3. **What you do best:** The specific transactions, neighborhoods, or property types where you are demonstrably better.

The failure mode is generic: "I help buyers and sellers in [city]." A working alternative: "I help young families relocating to Portland buy their first home; I've done this 80 times in the last 4 years."

## 3. Niches that work

- Geographic: a specific neighborhood, suburb, or zip code.
- Demographic: military relocations, foreign buyers, LGBTQ+ buyers, doctors/professionals.
- Property type: condos, ranches, historic homes, luxury, equestrian, waterfront, off-grid.
- Life event: divorce, downsizing, first-time buyer, investor, relocation.

## 4. Content platforms

| Platform | Best for |
| --- | --- |
| YouTube | Long-form neighborhood / home tours, "buying in [city]" content; durable search asset |
| Instagram | Visual market presence, listings, lifestyle |
| TikTok | Short-form personality and neighborhood content for younger buyers |
| LinkedIn | Executive relocation, investor audience, B2B referrals |
| Facebook | Local groups, sphere-of-influence updates, community presence |
| Personal blog / newsletter | Long-form authority; durable SEO; sphere nurture |

## 5. Video as the dominant format

The most consistent finding across agent-marketing data: agents who consistently produce video outperform agents who do not, often by 2 - 4x in lead conversion. Video types that work:

- Neighborhood tours (5 - 12 minutes, durable search asset).
- Property listing videos (premium production for high-priced listings).
- Buyer/seller education videos (process explanations, "what to know before").
- Market update videos (monthly, 2 - 4 minutes, distributed via email and social).
- Q&A and live videos for current questions.

## 6. Reviews and testimonials

The systematic reviews engine:

- Solicit after every closing — not just satisfied clients (per FTC and state rules).
- Multi-platform: Zillow, Google, Realtor.com, Yelp.
- Video testimonials: 30 - 90 seconds; convert dramatically better than text.
- Response to every review, positive and negative.

## 7. Personal brand SEO

- Claim Google Business Profile.
- Build a professional agent website (not just a brokerage subpage).
- Author bio pages on the brokerage site.
- LinkedIn profile fully completed.
- Schema markup on agent profile pages.
- Wikipedia mentions (where notability allows).
- Press mentions and quote-source positioning.

## 8. Sphere of influence

The SOI is the database of past clients, prospects, friends, family, and professional contacts. Operating components:

- A clean, current database (CRM).
- Monthly touch (email, postcard, or call).
- Quarterly value (market report, local content, gift).
- Annual event (client appreciation, summer gathering).
- Birthday and anniversary touches.
- Pop-by gifts for top 50 - 100 clients.

## 9. Geographic farming

Geographic farming is sustained presence in a defined area — usually 200 - 1,000 homes — with the goal of becoming the area's default agent. Components:

- Quarterly market reports mailed to every home.
- Just-listed and just-sold cards.
- Community event sponsorship (school, sports, festivals).
- Door-knocking or in-person presence.
- Hyper-local social ads.
- Multi-year horizon: farming takes 24 - 60 months to mature.

## 10. Metrics

- Database size and engagement rate.
- Referrals per past client per year.
- Content output (videos per month, posts per week).
- Branded search volume.
- Review count and rating across platforms.
- Repeat-client rate.

## 11. The 12-month plan

- Month 1-2: identity framework, niche definition, asset audit.
- Month 3-4: CRM cleanup, content production system, video routine.
- Month 5-6: SOI campaign launch, geographic farm selection.
- Month 7-9: reviews engine, partnerships with COIs (mortgage, title, attorneys).
- Month 10-12: client events, press / awards, annual planning.
