The cost per closed transaction is more revealing than cost per lead. A $400 Zillow lead with 2% conversion is $20,000 per closing; a $100 SOI cultivation cost with 50% conversion is $200 per closing.
2. Zillow Premier Agent
Zillow PA buys agents share-of-voice in a ZIP code. The agent appears on listing pages within the ZIP. Strengths: high-intent lead volume. Weaknesses: high cost, lead quality variance, dependence on Zillow.
3. Google and Facebook paid lead-gen
- Google Ads on buyer-intent and seller-intent queries.
- Facebook lead ads with home valuation hooks.
- Instagram lead ads.
- Compliance: Fair Housing Special Ad Category restricts targeting.
4. Lead aggregators
- BoldLeads, REDX, Vulcan7, Espresso Agent — expired and FSBO leads.
- Market Leader, BoomTown — integrated lead-gen platforms.
- Ylopo, kvCORE, Sierra Interactive — CRM + lead-gen systems.
5. SEO and content
Long-tail SEO works for real estate. "Living in [neighborhood]," "best schools in [city]," "[suburb] vs [suburb]" queries convert. Content cycle is multi-year; results compound.
6. Referral and SOI
The highest-value lead source by conversion rate. Operating cost: time, not money. Tools covered in the Agent Personal Branding module.
7. Open house and farm leads
Open house sign-in is the second-oldest lead-gen tool in real estate. The modern approach: digital sign-in, instant CRM addition, automated follow-up sequence. Conversion is low per lead but quality is high.
8. The lead conversion funnel
- Lead generated.
- Speed-to-lead response (under 5 minutes lifts conversion 3 - 8x).
- Qualification call: timing, financing, motivation.
- Property tour / consultation appointment.
- Buyer-broker agreement / listing agreement signed.
- Active client.
- Closing.
9. ISA teams and lead routing
Inside Sales Agents (ISAs) qualify leads before passing to outside agents. ISA economics: $40 - $70k base + commission share, typically handling 1,500 - 4,000 leads per year. Routing rules ensure the right agent gets the right lead.
10. CRM and lead management
Major CRMs: Follow Up Boss, kvCORE, BoomTown, Real Geeks, Sierra Interactive, Lofty (formerly Chime). Features required: speed-to-lead automation, drip sequences, text/email integration, transaction stage tracking, source tracking.
11. Measuring lead-source ROI
The honest measurement requires source-tagging from inception. Most agents do not have clean source data and overestimate the ROI of paid lead sources. Annual audits with source-tagged historical data are essential.
